The average price for a new apartment in the Polish capital dropped in the second quarter of the year, according to data gathered by real estate consultancy REAS. In contrast, new unit prices in five other major metropolitan areas – Kraków, £ód¼, Poznań, Tri-city and Wroc³aw – either remained stable or grew.
The price decrease seen in Warsaw amounted to approximately five percent, while in Poznań prices remained basically unchanged. In the other areas prices grew between 1.5-5.4 percent.
“It seems that the biggest slump in prices is already behind us,” REAS said in a statement.
At the same time, the number of apartments waiting for buyers in the six areas diminished for the third quarter in a row, to over 31,000 units. This marked a decrease of approximately one-fifth from the high reached in Q3 2008.
In Q2 as many as 1,244 new apartments were sold between in Kraków, while 1,990 changed hands in Warsaw. In Poznań the number of units sold amounted to 759, and in £ód¼ only 165 were sold.
